HM Land Registry
Proptfolio uses property price data from HM Land Registry to provide estimated area average prices and market comparisons. This data is publicly available and includes information about property sales across England and Wales.
The Land Registry data is used to calculate:
- Area average property prices by postcode
- Property type comparisons (Detached, Semi-Detached, Terraced, Flat)
- Market comparison indicators
- Sales volume by area
Data Accuracy
All area averages and market comparisons are marked as "estimated" because they are calculated from historical sales data and may not reflect current market conditions. Property values can fluctuate based on various factors including:
- Local market conditions
- Property condition and features
- Recent improvements or renovations
- Economic factors
